2017 was the year LeBron James doubled down in Brentwood
With its ritzy Westside homes and exclusive country clubs, Brentwood has always been a suburb dedicated to luxury. Today, new Hamptons-style mansions are replacing original developments, but its focus on upscale living remains unchanged.
In 2017, Brentwood recorded a little over 200 single-family home sales of $2 million or more. There were 74 home sales of $5 million or more, including a dozen transactions north of $10 million. Here’s a look at the most expensive sales of last year.
$23 million – North Tigertail Road
Lebron James took his talents to Brentwood three years ago, and last year he proved the move was no fluke.
James landed a second home in the area in November, when a limited liability company linked to the NBA star bought this mansion built on speculation.
The contemporary estate should be perfect for some off-season relaxation. Within the 15,000 square feet of living space is a spa with a sauna, steam room and massage room, as well as a pool out back. For entertaining, there’s a home theater, cigar room and wine cellar.
Santiago Arana of the Agency also picked up a double-double, representing both the buyer and seller.
$17.765 million – Mandeville Canyon Road
In March, television producer Fred Silverman sold his longtime home, a 1950s ranch-style spread stretching across more than 2.5 acres, for about $12 million less than his original asking price — $30 million.
High ceilings hang over the 8,000-square-foot main residence, which holds a billiards room, step-down living room, five bedrooms and seven bathrooms.
Across the grounds, a guesthouse adds four bedrooms. A pool, tennis court and koi pond complete the property.
Stephen Shapiro and Richard Ehrlich of Westside Estate Agency handled both ends of the deal.
$17.285 million – South Burlingame Avenue
Set atop a natural bluff in Brentwood Park, this newly built Georgian-style estate features 13,000 square feet of bright interior space. It sold in September for about $2.7 million less than the original asking price.
A dual-sided marble fireplace splits the living room and dining room. French doors across the first floor lead out to grounds that hold a saltwater pool, cabana and putting green.
Ernie Carswell of Douglas Elliman and Cassandra Bloore of Vista Sotheby’s International Realty held the listing. Oliver Mossi, also with Douglas Elliman, represented the buyer.
$16 million – South Cliffwood Avenue
Designed and developed by architect Ken Ungar in 2016, this Traditional-style home holds eight bedrooms in nearly 12,000 square feet. It sold in March after originally listing for sale in late 2016 for $17,795,000.
Hardwood floors line the expansive living room, made bright by a motorized wall of glass that opens to pool, spa and outdoor grill.
Walk-in closets, a sitting room and a fireplace highlight the luxurious master suite.
Gary Glass of Berkshire Hathaway HomeServices California Properties held the listing. Jeff Hyland of Hilton & Hyland, an affiliate of Christie’s International Real Estate, represented the buyer.
$14 million — Marlboro Street
The Brentwood estate of late Eagles rocker Glenn Frey sold in December for about $1 million less than the asking price.
Frey, who died in 2016 at 67, bought the home in 2002 for slightly more than $10 million. The late entertainment mogul Michael King of King World Productions was the home’s previous owner, records show.
Built in 1996, the gated Mediterranean-style home has six bedrooms, 8.25 bathrooms and more than 8,000 square feet of space. Interior details include plaster walls, arched doorways and wood and stone flooring. There are fireplaces in the family room, library and living room.
Formal gardens, fountains, a swimming pool and pool house fill the backyard. Elsewhere is a guesthouse with a gym.
