Carnegie Centre Stresses High-Tech

The first phase of Resco’s $30-million, technologically advanced Carnegie Centre in the Irvine Business Complex has been completed.

The high-tech corporate business center is composed of four two-story buildings containing a total of 160,000 square feet of floor space. The second phase, scheduled to get under way in June, 1987, will contain two buildings with 125,000 square feet to bring the combined square footage to 285,000.

Amenities of the completed four buildings include computer-controlled energy management systems, electrical design and system capability for state-of-the art voice and data communication and a satellite stub (access) for multi-division businesses with worldwide teleconference needs.

Carnegie Centre also houses a health club with swimming pool, whirlpool, sauna, flotation tanks, tanning booths, exercise and free-weight equipment.

Leasing Negotiations

Phase 1 is already 22% pre-leased, with another 30% in negotiations, according to Ronald E. Soderling, senior partner of Resco, which developed the project and will manage it.

He said, “I attribute our early success to the attractiveness of such features as the advanced telecommunications system with underground cable linkage, computer sharing capabilities and telephone cost-sharing services.

“Our success is also due to the fact that the Centre offers the optimum combination of prestige location with easy access to three major freeways and the John Wayne Airport, distinctive architecture and attractive business environment.”

All buildings have been provided with two-story skylighted lobbies, secondary entrances for employees or service/will-call uses and large bay spacing for any combination of executive, general office, engineering or other technical applications.

Improvement Allowances

Elevator service and heavy second-floor live-load capacity for computer rooms or other specialized operations are also available.

Banzuelo/Rierson Inc. was the architect, and the general contractor was Prime Contractors Inc., both of Orange.

Soderling said substantial tenant improvement allowances are provided so tenants may customize their facilities for maximum efficiency.

Carnegie Centre at 2500 Red Hill Ave., Irvine, is accessible from the Newport (55), San Diego (405) and Santa Ana (5) freeways.

Carnegie Centre’s environment was designed to stimulate creativity and productivity through such elements as major building entrance plazas, lush landscaping, patio seating areas, textured paving and individual building signage, a company spokesman said.

It is located in the Irvine Business Complex, the largest master-planned business center in the United States. It is situated in one of the country’s largest concentrations of advanced technology industries.

Proximity to all ranges of housing and labor opportunities, as well as excellent restaurants, hotels and a significant variety of business support services are also stressed.
