Cadillac-Fairview Firms Occupy Wilshire Tower

Cadillac Fairview Corp. of Toronto, one of North America’s largest publicly held commercial real estate developers, has established its entity for metropolitan Los Angeles at the newly completed 6500 Wilshire office tower.

Developed by Dallas-based Cadillac Fairview Urban Development Inc., the $100-million, 23-story tower at Wilshire and San Vicente boulevards has become this subsidiary’s U.S. western regional headquarters, as well as the international headquarters of Cadillac Fairview Industrial Development Inc.

Both companies, wholly owned by the Canadian parent firm, already have moved into the building, occupying 16,000 square feet of the fourth floor and 11,000 square feet on the 22nd floor.

The 436,000-square-foot project was 35% leased during construction--attributable to the tower’s high-identity location that serves both the Westside and downtown Los Angeles markets.

Near Beverly Hills

Chubb Insurance plans to occupy floors six through nine in March, and D’Arcy, Masius, Benton & Bowles Inc. will follow in April, moving into 28,000 square feet on the 10th and 11th floors.

Designed by the Luckman Partnership Inc. and built by McCarthy Construction, the tower’s southwest corner cuts away to create a dramatic vertical profile facing Beverly Hills, enhancing the building’s grid pattern of reddish brown Capao Bonito granite and rose-colored reflective Saint Gobain glass.

Landscaping by the firm of Robert Herrick Carter & Associates is nearing completion on the 1.5-acre triangular site. A botanical garden theme surrounds the structure.

The entrance opens into a 14-foot-high angular lobby, with 12 high-speed elevators faced in gray, white and salmon tones with stainless steel accents. Each office has about 20,000 net rentable square feet with expansive column-free space.

Economical Operation

Robert Wiberg, Cadillac Fairview Urban Development project manager, said a computerized energy management system provides air-conditioning control and economical off-hours operation.

Automobile access from Wilshire and San Vicente boulevards is served by a five-level subterranean garage with 950 spaces.

In addition to its new building, Cadillac Fairview Urban Development’s other California projects include California Plaza on Bunker Hill in downtown Los Angeles, World Savings Center on Lake Merritt in Oakland and the Pacific Gateway Center office buildings in Torrance.
