East San Gabriel Valley Seen Ripe for Commercial Ventures
The East San Gabriel Valley offers some of the best development opportunities for commercial and industrial developers, and redevelopment opportunities abound.
This is the conclusion of Lynda Fetter, executive vice president of Boone Fetter Associates, a developer active in the area.
In the past few years, new employers have been moving to the eastern part of the valley in record numbers, she said, because of the large skilled-labor pool, easy access to major freeways, relatively inexpensive housing, a growing number of companies with which to do business, and plenty of reasonably priced space.
The valley’s asking rates remain Los Angeles County’s lowest, with an average of $17.46 a square foot, she said, and “the valley’s traditional two- to three-story garden office complexes are being replaced by six- or more-story office buildings packed with amenities.”
