New Home Costs in Orange County
A recent survey of 52 developments in Orange County with 10 or more single-family houses found wide disparities in the cost per square foot for a new home. Lot sizes, a significant factor influencing home prices, varied from 3,400 square feet to half an acre for the five most-expensive homes. Location is another key factor, yet all but one of the five costliest homes were located east of Interstate 5. There were more than a dozen less-expensive developments west of the interstate. In one area, a development with homes costing $185 per square foot was located directly across Santa Margarita Parkway from larger homes costing substantially less, $125 per square foot. The size of homes in the top five also showed wide variation in the survey, conducted in late February by First American Title Insurance Co., ranging from 994 square feet to 5,300.
