NEWPORT BEACH : High-Density Land Rezoned for Homes

The City Council, on a 6-1 vote, has approved the rezoning of an area of the Balboa Peninsula, West Newport and McFadden Square.

The Monday night decision is another step toward the implementation of the revised general plan which the council adopted in October, 1988.

The changes affect 927 parcels of property along the Balboa Peninsula, in West Newport and in McFadden Square that are zoned for commercial or high-density residential use. The changes take effect in 30 days.

These areas will now be zoned for single-family homes and duplexes, which the Planning Commission noted is the maximum allowed on those lots anyway because of the square footage.

Councilwoman Evelyn R. Hart said the change “encourages owner-occupied dwellings.”

The new zoning ordinance also will bar owners of low-density lots from buying adjacent lots and then seeking a zoning change for high-density development.

The change should help “bring continuity of development within the blocks,” according to assistant city planner Peter Carlson.

Existing high-density dwellings that are now on lots zoned for low-density use under the new ordinance will not have to be demolished, Carlson said.
