Bank of Orange County has agreed to buy the small Mission Viejo branch of Capital Bank of Carlsbad for $185,000. David W. Hoffman, the bank’s president, said the acquisition will give the Fountain Valley bank its second branch and a presence in growing South Orange County. The storefront operation has only $4.7 million in deposits, but Hoffman said that is enough for a toehold in the area. State and federal regulators must approve the deal.
