WESTMINSTER : Rezoning of Moran St. Property Is Approved
The City Council has rezoned a property near the Asian Garden Mall that is expected to relieve traffic and parking problems in one of the largest shopping centers in Little Saigon.
Voting unanimously, the council last week granted developer Frank Jao’s request to rezone the 34,000-square-foot property on Moran Street from light industrial to commercial and pave the way for its development.
Jao plans to convert an industrial building on the property to several retail stores with architectural designs conforming to the Pagoda-like motif of the nearby Asian Garden Mall, which he owns.
In addition, Jao is proposing to allow traffic off Moran Street into the mall, which he said would ease congestion on Bolsa Avenue, the street fronting the mall.
The Planning Commission approved the proposal in January, saying that it will bring new sales tax money and improve the west side of Moran Street, which is currently dotted with tool and production shops, printing facilities and auto repair bays.
City officials are considering rezoning the aging light industrial area to commercial/manufacturing, in line with the expansion of the Little Saigon business district.
Jao is expected to submit in the next few weeks a site plan and a design application, which will be reviewed by the commission.
