* Los Angeles County signed a 10-year, $34-million lease for 164,500 square feet of office space at CT Realty Corp.’s Chatsworth Business Park at 21415 and 21615 Plummer St. in Chatsworth. The county Department of Public Social Services will occupy the space, according to Dave Ball, vice president of development for Newport Beach-based CT Realty. Ball said four of the department’s programs will be moving to Chatsworth from their current locations in Panorama City and Canoga Park. Representing CT Realty in the lease transaction were Ken Ashen, Greg Geraci and Bennett Robinson of CB Richard Ellis. The county was represented by Vincent Licato and William Twomey of Licato Realty & Associates.

* K-W Properties acquired the 104-unit Colony Park Condominiums apartment complex at 777 S. Citrus Ave. in Azusa for $9.1 million from Stratham Colony Fund. Antoine Dick of Walsh & Co. represented the buyer and seller.

* IBM Furniture, a furniture manufacturer and distributor, bought a 400,000-square-foot industrial building at 800 Iowa Ave. in Riverside for $8.8 million from Boston First Bank. The buyer was represented by Michael and Anthony Brent of Lee & Associates. The seller was represented by Gary Baum and Paul Earnhart of Lee.

* Society Capital Group bought a 30,000-square-foot office building at 40 W. Cochran St. in Simi Valley from R.G. Harris Family Trust for $3.7 million. Gary DiMartino of TOLD Partners represented the buyer and seller.

* T.A. Chen International Corp. signed a five-year, $3.3-million lease for 166,000 square feet of industrial space at 6979 Cherry Ave. in Long Beach. The landlord, Cypress Land Co., was represented by Chuck Brill and Allen Schanhaar of Daum Commercial Real Estate Services. The tenant was represented in-house by John Loguidice.

* D&S; Family Trust acquired an 8,681-square-foot retail center at the southeast corner of East Washington Boulevard and Allen Avenue in Pasadena for $3.2 million from Washington & Allen LLC. Edward Karagozian Jr. of Collins Commercial Corp. represented the buyer. The seller was represented by David Minck of California Retail Investments.

* HJ Revello, a joint venture between Los Angeles-based Hanover Financial Co. and Santa Monica-based JSM Construction, acquired a property at 1234 6th St. in Santa Monica for $3.1 million from Karin and Rudy Klinkradt for the development of a 48-unit apartment project. Carl Lambert of Lambert Investments represented both the buyer and seller.

* KHS Bicycles, a bicycle manufacturer, purchased a 38,640-square-foot industrial building at 2840 Harcourt St. in Rancho Dominguez for $2.5 million from EHWHA Machinery of Rancho Dominguez. Brian Held of Grubb & Ellis and Jerry Gillman of Colliers Seeley represented the buyer and the seller.

* Plutus Enterprises bought a 19,125-square-foot industrial building at 400 Nash St. in El Segundo for $2 million from the Gaffney Family Trust. William Bradford Vickrey of Daum Commercial Real Estate Services represented the seller. The buyer was represented by Vickrey and Brian Polkinghorn of Cushman & Wakefield.

* Center Manufacturing, a Michigan-based television components manufacturer, signed a five-year, $2-million lease for 86,767 square feet of industrial space at 1160 Olympic Ave. in Corona. Tim Hawke of Grubb & Ellis represented the tenant and the landlord, Arnel Management Co. of Costa Mesa.
