Group Buys Scotts’ Regional Headquarters

BentleyForbes, an L.A.-based investment group, acquired the 412,000-square-foot regional headquarters of the Scotts lawn and garden products company in Temecula from Kearny Real Estate Co. of L.A. for about $30 million. Scotts will continue to lease the facility, which is on a 22-acre site at 42375 Remington Ave. The buyer and seller represented themselves.

Milgard Manufacturing Inc., a window and door manufacturer, signed a 10-year, $15-million lease for a 237,266-square-foot industrial building at 355 E. East St. in Simi Valley, where the company will relocate in May. The landlord, Pegh Investment, was represented by Robert Flink and Robert Shafer of CB Richard Ellis. Milgard was represented by Scott Caswell of Delphi Business Properties.

Daisytek International, a distributor of computer and office supplies, signed a 15-year, $15-million lease for 325,000 square feet of industrial space at the Tejon Industrial Complex in Lebec. The landlord, Tejon Dermody Industrial, was represented by John DeGrinis and Tom Taylor of Colliers Seeley International. Daisytek was represented by Andrew Schiffer of Cushman & Wakefield and Steve Haupt of Colliers Tingey.

Ventura Equity bought the 70,909-square-foot College Center shopping center at 1123 Alosta Ave. in Azusa from Mulford Nobbs Trust for $6 million. The seller was represented by Burton Young of Sperry Van Ness. The buyer was represented by Mehran Foroughi, also of Sperry Van Ness.

Bandai America, a toy manufacturer, signed a five-year, $5.5-million lease for 323,660 square feet of warehouse space at 13083 Slover Ave. in the Jasmine Distribution Center in Fontana. Patrick Remolacio and Peter McWilliams of Colliers Seeley International represented the tenant. The landlord, Adaya Asset Slover Avenue LP, was represented by Chuck Belden of Cushman & Wakefield.

Two Chefs on a Roll, a food preparation company based in Torrance, signed a seven-year, $4-million lease for 91,108 square feet of industrial space at 18201 Central Ave. in the Dominguez Technology Center in Carson, where it is scheduled to move in November. Jim Biondi, Terry Reitz and Gerald Kim of Grubb & Ellis represented the tenant. John Schumacher and Jeff Morgan of CB Richard Ellis represented the landlord, Carson Cos. of Carson.

Brent and Amy Ducoing bought the 25,000-square-foot Old Navy portion of Birch Street Promenade at 180 S. Brea Blvd. in Brea from CIM/Brea for $3.7 million. The seller was represented by Carlos Lopez and Nicholas Coo of Faris Lee Investments. The buyers were represented by John Bauman of First Cornerstone Realty USA.

Owen Family Trust bought a 12,500-square-foot building at 5110 Sunset Blvd. in L.A. from MB&S; Silverman LLC for $3 million. Fred Sheriff of Charles Dunn Co. represented the seller. The buyer was represented by Fred Fardoust of Realty Investments and Marina Holland and Joseph Yaghoubzadeh of Century 21 Exclusive Realtors.

Panalpina Air Freight of Switzerland signed a seven-year, $4.3- million lease for 81,000 square feet of warehouse space at Vermont/Hamilton Distribution Center, a 231,000-square-foot development on Vermont Avenue just south of the San Diego Freeway in Torrance. It was completed last fall and now is fully leased. John Schumacher of CB Richard Ellis represented the landlord, Investment Development Services of Los Angeles. The tenant was represented by John Polkinghorne of Insignia/ESG.
