Fiore showcases Old World luxury in Turtle Ridge

Old-world architectural styling comes beautifully to life in 21st

century Southern California at Pardee Homes’ elegant Fiore

neighborhood, now selling within the village of Turtle Ridge.

Set amidst, around and atop some of the highest hillsides in the

City of Irvine; and situated conveniently close to the shops and

services of nearby Newport Beach, the village of Turtle Ridge opened

late last year to incredible homebuyer approval and demand. Several

residential neighborhoods are now selling at Turtle Ridge, including

Fiore, which occupies a lofty elevation within the new village’s

gated Summit Park area.

Fiore’s detached two- and three-story floor plans offer three to

five bedrooms and up to four and one-half baths in approximately

2,460 to 3,078 square feet of living space. Imaginative design and a

delightful array of options allow buyers to enjoy such versatile

areas as a third floor master retreat or family retreat at select

home sites, a casita suite, tech center, playroom or study.

Complementing Fiore’s Tuscan Farmhouse and French Farmhouse

architecture are such inviting outdoor living areas as large

courtyards, entry terraces, optional balconies, and rear yard stair

decks -- each designed to take maximum advantage of Turtle Ridge’s

picturesque hillside setting.

“Fiore’s elegant architecture and luxurious interior and exterior

amenities and appointments are right at home in the breathtaking

village of Turtle Ridge,” said Dave Conley, vice president of Irvine

Community Development Company, a subsidiary of The Irvine Company.

“Joined by the incredible selection of model homes now open for

touring at Turtle Ridge, the residences of Fiore help bring the

Turtle Ridge lifestyle within reach for buyers at many different

price levels.”

In addition to Fiore, other neighborhoods where homes are

currently selling in Turtle Ridge include the following:

ASHTON GREEN: Shea Homes’ one-, two- and three-story townhomes

ranging from approximately 822 to 1,443 square feet.

CHANTORY: California Pacific Homes’ detached courtyard homes

ranging from approximately 1,030 to 1,495 square feet.

ARBOREL: California Pacific Homes’ detached courtyard homes

ranging from approximately 1,430 to 1,770 square feet.

WHISPERING GLEN: Shea Homes’ one-, two- and three-story townhomes

ranging from approximately 1,449 to 1,752 square feet of living

CANYON’S EDGE: Standard Pacific Homes’ one- and two-story detached

BOTANICA: Taylor Woodrow Homes’ one- and two-story detached homes

Additional neighborhoods scheduled to debut later this year are:

Spring 2003).

CHAUMONT: Warmington Homes’ one- and two-story detached homes

ranging from approximately 2,900 to 3,800 square feet (opening Summer

2003).

CITRUS: Brookfield Homes’ one- and two-story paired homes ranging

from approximately 3,300 to 3,700 square feet of living space

(opening Fall 2003).

Ultimately, Turtle Ridge is planned to include more than 1,600

residences priced from the $300,000s to more than $1 million and

ranging from attached homes to elegant hillside estates.

Turtle Ridge’s garden-like foothill setting encompasses many

stunning natural landmarks that have been carefully preserved within

a sensitively designed land plan. Soaring ridgelines rise to 700

feet, overlooking major rock outcroppings, deep canyons and stands of

native plants and trees. The adjacent Bommer Canyon, a 1,070-acre

permanent open space reserve, adds to the sense of openness and

natural beauty.

Four community parks are planned for Turtle Ridge, along with a

network of bike paths and walkways linking neighborhoods to one

another and to the various parks.

All Turtle Ridge residents will enjoy the planned Las Lomas

Community Park, a sprawling facility designed for family-oriented

recreation and socializing. The park is proposed to include active

sport fields and courts.

Two smaller parks, Bommer Vista Point and Sepulveda Vista Point,

also will be available to all residents.

Additionally, residents of the gated Summit neighborhoods of

Turtle Ridge will benefit from Summit Park, a resort-style

recreational getaway and a focal point for village social life.

Crowning a ridge that soars to a height of 610 feet, this spectacular

park is now under construction and is planned to encompass a Club

Room, individual family and adult swim complexes, a fitness facility,

theater, children’s play area, grassy meadow for special events or

quiet contemplation, picnic pavilions, and a circular walking path

enhanced by a pleasing variety of gardens, seating and overlook rest

areas.
