Here are a few things the Planning Commission will discuss at

tonight’s meeting.

PLANNING APPLICATION

The site, 2665 Harbor Blvd., has been vacant since Sept. 11, 1995,

when the Bel Congo Motel was demolished. In October 1997, the

Planning Commission approved a conditional use permit to establish

and operate a new/used car dealership with an exception to allow auto

display within the front setback area. The commission approved three

extensions for this permit, with the last on June 25, 2001.

Construction was never initiated and the permit expired in 2002.

The initial proposal for this permit included a mobile modular

office as a sales/rental office with similar landscaping

improvements. But the plan was not consistent with the quality of

recent and anticipated development along this portion of Harbor

Boulevard. The applicant has redesigned the proposal to include the

construction of a new permanent building for offices and interior

display, with architectural elements to complement recent development

in the surrounding area.

WHAT TO EXPECT

Staff supports this request since it meshes with the quality of

recent and anticipated development along its portion of Harbor

Boulevard.

AIRSPACE SUBDIVISION

The site, at 380 Clinton St., is a 46,800-square-foot industrial

building and is occupied by a manufacturing company. The applicant

proposes to split the airspace into three industrial condominiums. No

physical changes to the property or existing building are proposed at

this time. Approval would allow each of the three tenant spaces to be

sold separately.

WHAT TO EXPECT

Staff recommends approving the subdivision.
