WHAT HAPPENED:

The Planning Commission approved the environmental report and the

conditional use permit for a Lowe’s Home Improvement Warehouse.

WHAT IT MEANS:

The development would include a 135,666-square-foot hardware store

with a 21,416-square-foot garden center and a restaurant that would

occupy approximately 8,500 square feet.

Lowe’s Home Improvement Warehouse, which sells home improvement

products and equipment, operates 875 stores in 45 states.

The store would be built at the northeast corner of Beach

Boulevard and Warner Avenue, at the former Rancho View School site.

The former elementary school will be demolished. Improvements will

include 734 parking spaces and improved landscaping.

Five Ocean View Little League baseball fields will be relocated to

Park View School at Goldenwest Street and Norma Drive.

Project Planner Jane James estimates that construction will begin

in spring 2004.

WHAT HAPPENED:

The Planning Commission continued plans for relocation of the

Calvary Chapel Huntington Beach.

WHAT IT MEANS:

Plans are to relocate the chapel, which is at 5772 McFadden Ave.,

to a vacant site at the south side of Edinger Avenue, west of

Parkside Lane.

The 49,000-square-foot building was formerly occupied by the

Burlington Coat Factory, but has been vacant now for five years.

The conditional use permit was continued because the Fire

Department and Building Department were not satisfied with certain

aspects of the design plans. Until the building and fire departments

are comfortable with the proposed methods for exiting and occupancy,

the project won’t be scheduled for public hearing, Associate Planner

Paul Da Veiga said.

Developers are also requesting the use of additional parking at an

adjacent site, which is owned by New Vision Financial.

Planners hope to bring the item back to the Planning Commission at

Nov. 25 meeting.

WHAT HAPPENED:

The commission voted to continue an appeal of a zoning

administrator’s denial to construct a third-floor addition to a

second-story home in the Huntington Harbor area.

WHAT IT MEANS:

The owner of a home at 16472 Malden Circle is asking for a code

variance to build a third story onto his home. The house is at the

North side of Malden Circle, west of Gilbert Street.

The addition would be 4,311 square feet and would include a

121-square-foot deck.

According to code for the neighborhood, any third floor has to be

constructed within the roof volume so that it looks like a second

story house. The owner is asking to construct a portion of the third

floor outside of the confines of the roof volume.

The item has been rescheduled to the Nov. 12 Planning Commission

meeting.
