Here are some of the issues the commission will consider Monday.

SEGERSTROM AGREEMENT REVIEW

The commission will do its annual review of the development

agreement between the city and South Coast Plaza for the Segerstrom

Town Center. The purpose of the review is to see if South Coast Plaza

has made a good-faith effort to comply with the obligations of the

development agreement.

The obligations include things like cultural benefits, open space

and parking agreements.

There is some discrepancy over where discount parking will be

provided, but that should be cleared up by an amendment to the

development agreement.

WHAT TO EXPECT

Smooth sailing since staff members feel South Coast Plaza is in

compliance.

CONSTRUCTION APPLICATION

The commission will consider a request by Earl Mellot, for a time

extension to add to the Newport Harbor Animal Hospital. Mellot is

representing property owner Ken Millian and wants the one-year time

extension since building permits were not obtained before the

one-year time limit.

The City Council approved the master plan in January 2003 to add

6,000 square feet to the hospital.

WHAT TO EXPECT

The extension likely will be granted since the project still

complies with the city’s code requirements.

SUBDIVISION PROPOSAL

The commission will hear a request from Tim and Doug DeCinces to

subdivide the property they own at 2441 Elden Ave.

The Planning Commission approved the four-unit, two-story

development last October. The DeCinces’ now want to subdivide the

property so the individual lots can be sold separately.

WHAT TO EXPECT

Approval, since the proposed subdivision is consistent with the

general plan and will provide more home ownership opportunities.
