COSTA MESA PLANNING COMMISSION PREVIEW

The following is an item the Costa Mesa planning commission will discuss at its meeting tonight:

NORTH COSTA MESA HIGH-RESIDENTIAL PROJECTS

The commission is being asked to recommend to the City Council that it take the following actions on five high-rise building projects proposed by developers.

The actions are: To certify a final Environmental Impact Report; to approve a general plan and North Costa Mesa Specific Plan amendments; to do a first reading of a zoning code amendment; and to approve preliminary master plans for the Segerstrom Town Center, Orange County Museum of Art, Symphony Towers and Pacific Arts Plaza projects.

The five proposed project sites are: Segerstrom Town Center, 3400/3420 Bristol St.; Orange County Museum of Art, 605 Town Center Drive; The Californian at Town Center, 580 Anton Blvd.; Symphony Towers, 585 Anton Blvd., and Pacific Arts Plaza, 675 Anton Blvd.

The Segerstrom Town Center project includes two high-rise buildings with 275 units; the Orange County Museum of Art project includes 80 high-rise units to be built over a portion of the museum; the California at Town Center project will involve the demolition of the Lakes Pavilions retail center. Replacing it will be two 25-story towers with 250 units, including a mechanical penthouse on the top level. The Symphony Towers project features two 24-story towers, two six-story mid-rise buildings and two five-story parking structures. The buildings will house 484 condominiums. The Pacific Arts Plaza includes a high-rise residential building with 180 units. An existing five-story office building would be torn down to build the tower.

Developers proposed the projects in December 2005.

WHAT TO EXPECT

The commission is expected to recommend that the City Council take the actions mentioned.
