Here are some items the Planning Commission will consider today.

CONDO CONVERSION

The owners of a 16-unit apartment complex at 1940 Maple Ave. want to convert the units to condos for sale. Commission staff members recommend allowing the conversion if the owners first complete a list of improvements to bring the apartments up to code, such as treating termite and dry rot problems, providing more efficient appliances, and upgrading the outside of the building.

When the complex was first approved in 1989, the city required four units to be rented to low- or moderate-income families. That condition was to remain through 2019, after which those four units could be rented at fair market rates. Under the proposed conversion the four low-to-moderate-income units also could be sold, but at a price suitable for moderate income families.

WHAT TO EXPECT

The commission will probably support the conversion to condos if the owners agree to the suggested conditions.

LOT SPLIT

Joseph Cephalia Jr., wants to split a large lot he owns at 227 Monte Vista Ave. into four smaller lots for single-family homes. The lot is irregularly shaped and when divided it falls short of width requirements by about a half a foot, but it otherwise meets standards for the area.

WHAT TO EXPECT

The commission will probably support the division of the large lot into four smaller ones.
