3000 The Plaza, Orange County’s premier residential high rise, sold seven homes in February, providing new evidence of the region’s new-home market’s rebound.

The sales range in price from $600,000 to $1.5 million, and included three model units, officials said. Only 29 new homes in the 105-home tower remain.

“The sales demonstrate the popularity of 3000 The Plaza and are another positive sign for the regional economy,” said Geoffrey Edmunds, President of Geoffrey Edmunds & Association’s, the project’s developer.

Located at Jamboree Road near Campus Drive, 3000 The Plaza is the third and final phase of a successful three-tower luxury condominium community. The 202 homes in the first two towers have already sold out - making it the most popular high rise residential community in Orange County.

Edmunds said a number of factors contributed to one of the busiest months in years, including pent-up demand following the holidays, increased confidence in the local and national economy, the attractive location at the border of Irvine and Newport Beach and a new sales tactic focusing on model units.

“We’ve noticed a trend of potential buyers having an interest in our decorated models - some of which include upgrades such as hard-surface flooring,” he said. “So we started encouraging customers to make an offer - and we ended up selling three of them.”

He said his sales team recognizes that quality is important to buyers, particularly at 3000 The Plaza, which features Orange County’s only rooftop pool. “Right now we’re preparing new model units to replace the ones that sold,” he said. “And we look forward to selling those homes, too.”

Adding to its appeal, 3000 The Plaza is offering buyers a special, limited-time rate of 3.5% on a 5-year fixed loan.

The tower features some of the most spectacular views in the region. It also offers a fitness club that rivals a luxury gym, on-site retail, and other services and amenities. The project features 12 floor plans, ranging from 1,445 to 2,485 square feet. Each home is appointed with Viking appliances, Snaidero cabinets, polished granite and floor-to-ceilings windows.

The community features on-site retail such as Phans55, a casual upscale Vietnamese restaurant, Fukada Japanese restaurant, the Urban Ranch Market and Plaza Cleaners.
